The author made a review about the most important approach of refinancing the operation process of commercial banks through the mortgage-backed securities issues. This method is not only a priority because of deposit sources reduction what is necessary in order to expand the number of long credit funds, but also is less painful in financial aspects. Securitization process of the mortgage loans has a strong growth especially in USA as a country of securitization pioneer.
