Pricing factors in commercial real estate (office) valuation: regional aspect

This article examines the key factors shaping office commercial real estate prices, taking into account regional specifics. Regional characteristics of office markets are analyzed, including employment levels, economic conditions, and social factors that determine trends in demand and supply. Particular attention is paid to the influence of factors such as location, number of floors, and building stability. The results, based on a comparative analysis of data across Russia and the city of Orel, allow us to identify general patterns and pricing trends.
