The paper discusses a special type of wooden urban housing - houses with a mezzanine as objects of historical and cultural heritage. In the second half of the XIX -early XX centuries this type of mansion was in great demand among developers from among the merchants and the highest urban intelligentsia. Both preserved objects of historical development and lost ones are analyzed. Particular attention is paid to the architectural, planning and style features of a residential building with a mezzanine, the specifics of its manifestation in the cities of the south of the Tyumen region (Tyumen, Ishim and Tobolsk). In the chronological aspect, two periods are distinguished (1850-1900 and 1900-1917), differing in shaping and stylistic decoration. In the first period, houses with a mezzanine had a modest classically strict shape. In the second period, urban development was replenished with houses with a mezzanine in new styles (Art Nouveau, neoclassicism, baroque) with decoration and a domed tent with a “scaly" coating becomes preferable.
