The article examines the history of homesteads and their modern significance as objects of cultural heritage. The author investigates the functions of estate complexes in the past and their adaptation in the present, proposing a new typology of homesteads based on modern cultural practices of utilization, noting the diversity and flexibility of approaches to their development. Particular attention is paid to the transformation of homesteads into cultural clusters, educational, and tourist centers, which contribute to the sustainable development of local areas, stimulate cultural and economic growth, create unique service offerings, and ensure the preservation of historical heritage while aligning with contemporary societal demands. The Stroganov Estate in Volyshovo serves as an example of such cultural development, functioning as a space for interdisciplinary projects in the fields of art, history, and creative industries. The aim of the study is to establish a unique historical and cultural wellness complex that integrates historical heritage with innovations. This project demonstrates the potential for successful implementation, taking into account the requested development directions. The author emphasizes the importance of preserving estate complexes for the enlightenment and fulfillment of the cultural needs of modern society. In conclusion, the study dwells upon the fact that the revitalization of these homesteads is essential for fostering cultural identity and promoting sustainable community engagement.
