The determination of the external deterioration value on the example of the Leningrad region

This article presents a general algorithm for the external deterioration of real estate objects. The settlements of the Leningrad region were chosen as the territorial division. Considering many different factors, settlements were divided into groups, the percentage of external deterioration was calculated for each of them. The presented model allows you to correctly determine the cadastral value of the object, thereby reducing the amount of claims from the owners.
