The article examines the features of determining the amount of compensation value of the property non-owners who have land on the right of permanent (perpetual) use, lifetime (inheritable) possession, lease and gratuitous use. Special attention is paid to repay the costs of the actual property of land owners. It analyzes the development of jurisprudence on compensation of the market value on land rights and procedural features of consideration of claims. The author justifies the proposals to improve the mechanism for the protection of land and property rights of non-owners and beneficial owners of land.
