Legal consequences of the application of assumptions in the preparation of the assessment report

The article discusses the legal implications of the assumptions and limitations made by the appraiser when preparing the assessment report for both the appraiser and the customer of his services. The authors conclude that the indication by the customer in the assignment for the assessment and by the appraiser in his report of assumptions allows the appraiser to specify the conditions under which the total cost will be considered reliable, which, in the event of a dispute, provides the appraiser with the opportunity to refer to the absence of wrongfulness in his actions.
