The article in the direction 08.00.10 Finance, money circulation and credit highlights the issues of effective investment in the residential real estate market. A critical analysis revealed that the existing methods are not applicable to a private investor and require additional knowledge and skills or using the services of a specialist, which is often not entirely beneficial from a financial point of view. The author’s methodology presented in the work is a comprehensive indicator of assessing the market value of residential real estate, which would make it possible to greatly use the advantages of existing methods and avoid their disadvantages when making investment decisions by individuals. In a generalized form, the description of the algorithm for assessing residential real estate for making an investment decision consists of 4 stages: collecting and updating information on the investor’s incoming data; the formation of many models/alternatives for use; assessment of the effectiveness of investments in the selected object; investment decision making.
