The article analyzes the problem of property division as a legal fact. The author considers the division of property that is in common ownership, appears in various versions - a contract that entails real-legal consequences; an act of a public authority that entails real-legal consequences; a contractual obligation; a non-contractual obligation. It is concluded that the «division of property» is a purely collective concept that denotes not one, but at least three different legal facts, of which only one is simple, and two are complex legal compositions.
