The article presents socio-legal description of architectural housing projects for workers and their families in the new Soviet republic after the victory of the Bolsheviks in 1917. It is stated that the October Revolution contributed to the creation of truly revolutionary projects, in particular, there were designs of the grandiose garden cities of complex nature with several zones: green recreation area, cooking and dining areas, learning and play areas for children (common to all apartments), bedrooms and study rooms (separately for each family), etc. According to modern concepts such projects were a large cooperative estate in the city. The settlements of the "special socialistic type ", consisting of garden cities, were supposed to be based on the principles of labor and living communities in the social and organizational aspect. However, these principles were incompatible with the desire of shareholders of housing cooperatives to have such houses in private ownership. As a result, the revolutionary architectural designs have never materialised.
