Social and economic problems of zoning of urban areas and the way of their decision in town-planning practice

In article the analysis of the factors determining zoning of the territory of the modern cities determining dynamics of development of the city as a multifunctional complex is given. Zoning of the territory of the city is considered within the following aspects: legal, spatial, functional, economic, social. Nature of agglomerative tendencies, including on the example of the largest Russian megalopolises - Moscow and St. - Petersburg is considered. The tendencies and strategy used in world town-planning practice, promoting development of living and recreational areas of the modern city reveal.
