The paper presents results of the study of such a social phenomenon as construction of out-of-town housing communities in Russia and formation of the norms of living there. It considers the following issues: 1) Emergence of new confined and closed social entities, social isolates. This implies studying the mechanisms of socialization and self-organization of the inhabitants of these settlements, combining high standards of urban life and also the properties of rural settlements. 2) Residents of these settlements. It can be stated only that they are representatives of the richest strata of the Russian society, and representatives of the upper middle classes of Russia (not only residents of the capital, but also representatives of the regions of Russia and neighboring countries). These are people who have invested at least $ 1 million in their houses and plots of land. But the social trajectories of the inhabitants of these settlements and the sources of the invested resources are unknown and unlikely to be measured in sociological research. Formation of social community in these settlements, quite conforming to rural settlements, but of urban type. 3) Cultural characteristics, values, and behavioral practices of the residents. 4) Typological features of the residents and the daily life in these settlements. Collectivistic practices for organization of co-residence.
