The article discusses issues related to the valuation of land used in the process of mining, in particular, when conducting opencast mining at coal mines. They gained particular relevance when contesting the cadastral value of land in 2015-2019 after conducting a cadastral valuation of industrial and other special purpose lands. Since the classical theory has significant gaps in the tools for assessing land disturbed by mining, the authors propose methodological approaches that can be used in assessing such lands.
