The author proposed a new approach to the division into periods of residential real estate market - a comprehensive typology of markets on the propensity to the formation of price bubbles. As a result of many years of statistical monitoring, analysis and forecasting of real estate markets of different cities and regions of Russia showed signs that characterize the situation in the real estate market in terms of rate of change in real estate prices and incomes.
