Actual problems of assessment of lands settlements in Krasnodar region

In this article the study of the existing cadastral evaluation of the land settlements of the Krasnodar region. During the transition of the system of cadastral valuation works from independent appraisers to the state cadastral valuation it is necessary to identify obvious shortcomings of the existing system to reduce the number of procedures for challenging the results of evaluation to a minimum. The article is devoted to the explanation of the shortcomings made in the determination of cadastral value. The paper gives examples of deviations of cadastral value many times from the cadastral value of the previous assessment of five years ago (for example, the Krasnodar region). Features of change of cadastral cost of all types of the allowed use of lands of settlements of Krasnodar Krai are considered on-fractional. Several main factors that influenced the abrupt change in the cadastral value of a number of types of permitted use of land settlements of the Krasnodar region are formulated.
