Spatial and economic model formation of integrated development of residential development territories in the region

The integrated development of territories today is one of the main ways to update the living environment and create favorable conditions for citizens to live. With the adoption of Federal Law No. 494-FZ, projects for the integrated development of territories with varying degrees of efficiency began to be implemented in the regions. There was a need to identify the most promising territories for the implementation of projects for the integrated development of residential areas in terms of their socio-economic efficiency. The purpose of the study is to form a spatial and economic model for the integrated development of residential areas in the region. Research objectives: to develop an algorithm for spatial and economic modeling; to determine the qualitative and quantitative indicators of the model for the integrated development of residential areas; to assess the priority of renovation projects and the need for state participation in renovation projects depending on the type of territory; to conduct a comparative assessment of the territories of Irkutsk from the point of view of the prospective implementation of the integrated development of residential areas. The authors formulated the tasks of spatial and economic modeling and proposed a spatial and economic model for the integrated development of residential areas in the region, based on the developed algorithm for spatial and economic modeling. The main goal of spatial and economic modeling is to achieve a balance between urban planning (spatial) solutions and the investment efficiency of the project for all its participants. Spatial and economic models for the development of built-up areas are formed on the example of Irkutsk districts: territory I (suburb Rabocheye) and territory II (Novo-Lenino microdistrict). The paper compares the technical and economic indicators of the implementation of projects for the integrated development of residential areas, on the basis of which the economic efficiency of the project for the integrated development of residential areas in the Rabocheye suburb is proved.
