This paper examines the situation of the object under construction, the current real estate market in Russia. The efficiency and the usage volume of unfinished construction. The methods of evaluation, the model of transformation of capital investment in fixed assets. The conclusions are made about the need for a diagnostic approach to the development of capital investment in the facility to assess the overall state of the system, providing conversion of customer funds in fixed object.
