Mortgage lending in the practice of Russian and foreign commercial banks

The article presents the results of research on the proposed topic, including a number of theoretical and applied aspects: defining the theoretical foundations of mortgage lending, the history of the origin and formation of mortgage lending in foreign countries (USA and Germany) and in Russia, a description of the organization of the mortgage lending procedure in Germany, the USA and in Russia (using the example of KB Raiffeisenbank), assessing the credit risk of a mortgage loan portfolio (also using the example of KB Raiffeisenbank). A comparative analysis of the features of the formation of a sub-portfolio of mortgage loans was carried out on the information base of the mentioned bank, for which mortgage lending is an important, but not the main field of activity. It is distinguished by stability, capital adequacy, modern risk assessment technologies, a wide range of mortgage lending programs, as well as the potential to increase profits in this area of banking activity. Comparison of foreign and Russian systems of mortgage lending revealed the obvious advantages of organizing a mortgage in the Russian Federation, consisting in high stability and lower risk for both the bank and the borrower, but at the same time, the Russian system is not flexible, cost-effective and easy to use.
