Study of housing affordability and real estate development in Maykop

This research article examines the dynamics of the real estate market in the city of Maykop, due to the growing tourist attractiveness and investment activity. The analysis analyzes the steady increase in prices for new and secondary housing in 2021-2024, exceeding inflation and rising household incomes. Particular attention is paid to changing the structure of housing construction, price differentiation by apartment type, and reduced housing affordability. The article also calculates the housing affordability coefficient for the local population for 2024.
