Economic justification of the adoption of pre-design architectural decisions

This paper discusses the principles of a feasibility study (FS). A feasibility study is an important stage of pre-project analysis, which gives an idea of the size of the required investments. The effectiveness of these same investments is substantiated through calculations and analyzes of technical and economic indicators. For a preliminary assessment, some indicators and coefficients are determined, namely: payback period, profitability, planning coefficient, volumetric coefficient, building compactness coefficient, constructive coefficient, non-apartment coefficient. Were considered: consumer properties and identified factors that affect the quality of construction; properties of apartment buildings; classification of buildings according to the quality of real estate; classification of residential buildings according to various criteria. The main issue related to investment in housing construction was also considered. After all, investments are an integral part of construction today. And in the XXI century. The construction sector is the most demanded in the field of economy. The pros and cons of investing, as well as various methods of attracting investors, were considered. But in order to attract them, it is necessary to take into account a number of factors: the construction period, the time the facility was put into operation, the location area, etc.; to provide an ideal building plan and developed infrastructure.
