Ecosystem in the residential real estate market: factors influencing the formation of a regional model

The article uses the example of a regional analysis of the residential real estate market to assess the impact of external and internal factors on the formation of ecosystem relations in key segments of housing market, taking into account current trends and the current level of innovative industry development. The author highlights the close relationship of participants in the creation of a service value chain, services provided in the housing market through the prism of sectors: creation, turnover of rights and management (operation). It is noted that the boundaries between these sectors in the modern realities of digitalization and the use of artificial intelligence are being erased, thereby creating prerequisites for the formation of an innovative ecosystem that unites multi-level participants with its borders in order to meet the needs not only of obtaining basic services, but also the daily needs of the consumer. Detailing the factors influencing the level of formation and development of the regional ecosystem of Crimea and Sevastopol allowed us to consider the constituent elements of ecosystem relations in the service sector, taking into account state support, the realities of the modern political system and the existing dynamics of migration processes in the region. The regional model of management of the residential real estate market is presented from the perspective of institutional and professional (non-institutional) participants, who, cooperating with their own interests, regulated and supported by the state, create and implement services to keep the consumer (client) in the ecosystem ring. The provisions and conclusions of the study are based on a detailed assessment of the actual steps towards building a stable innovative digital ecosystem in the field of housing under external sanctions regimes and an analysis of development prospects within the framework of the implementation of internal programs (factors) of socio-economic development of our country and the achievement of national goals set for the period till 2030.
