This article describes the concept: the cadastral value of the land, the features of the object of law, which distinguish it from others and form the specifics. The characteristic of the market and cadastral value of land plots is given, the principles of evaluation of the property are indicated. The legal assessment of the regulation of cadastral valuation activity in the Russian Federation, which is carried out through various regulatory legal acts, including international treaties, Federal laws, as well as a number of subordinate regulatory legal acts. The circle of problems which are the basis for occurrence of the wrong cadastral assessment and, as a result, numerous judicial disputes on challenge of such assessment is designated. The researchers focus on the analysis of problems arising from the overestimation or underestimation of the value of land, which negatively affects the interests of the owner, for example, in the case of forced seizure of land for state and municipal needs with compensation in the amount of market value.
