Cadastral assessment of agricultural and residential use of the land fund of the Republic of Buryatia

The distribution of the land fund of the Republic of Buryatia by land categories and its dynamics from 2000 to 2016 is considered. Changes in the structure of the land fund of Buryatia and the reasons that caused them are analyzed. It is determined that a pronounced variety of natural conditions of the territory under consideration causes a significant territorial differentiation in the location of the economy and the population of the republic. This leads to a clash of interests of various industries, infrastructure, as well as individual households and individuals, and, accordingly, to the emergence of contradictions in the use of different territories. Special attention is paid to agrarian and residential types of land use as having the greatest economic and social significance for balanced development of the region. The results of the cadastral valuation of agricultural land and lands of settlements in the Republic of Buryatia are presented, which is based on specific indicators of the cadastral value of these lands. This assessment revealed significant area differences in the values of specific cadastral values of these categories of land, due to natural, economic and social reasons. The results of the study of the dynamics of the structure of the land fund of Buryatia and the assessment of agricultural and residential land use in the republic reveal the present, actual and potential value of agricultural lands and settlement lands, which allows to formulate and adjust the implementation of land use policies in Buryatia.
