Integrated business process model of network retailers taking into account interactions with commercial real estate developers

This article examines the intricate system of interactions between retailers and real estate developers, focusing on the creation and operational efficacy of retail spaces. The proposed model is structured around the primary and ancillary business processes of chain retailers, utilizing critical resources such as the cost of goods sold, human resources, and retail space. The aim of this study is to formulate an economic-mathematical model that encapsulates the business processes of retailers while accounting for the essential resources and the requirements of commercial real estate supplied by developers. An extended supply chain model for a retail trade network, which takes into account the provision of creation and operation of retail space, has been developed. The economic-mathematical model of planning the development of network retailing based on the production function and expressing the dependence of retailer's trade revenue on the main and auxiliary resources is formed. An approach to planning retail chain development is proposed, leveraging the relationship with commercial real estate developers to estimate the required number of retail outlets. Numerical experiments, conducted using the example of X5 Group, demonstrate the adequacy of the developed model.
