Methodical approaches to selection assessment commercial real estate for investment

The real estate market in Russia has historically played a key role in solving government problems and developing the economy. In the current context, the influence of internal and external factors, such as political risks, sanctions, economic uncertainty and urbanization, is increasing. These processes require in-depth analysis to understand the outlook and adjust public policy. The purpose of the study is to analyze the current state of the Russian real estate market, identify key trends in its development and problems, and develop a methodology for selecting commercial real estate objects for subsequent investments. A review of the historical and modern development of the real estate market was carried out, the role of various market participants was considered, three main elements were identified – state regulation, investment volume and level of demand. We analyzed the latest statistics indicating a slowdown in the commissioning of objects, as well as the impact of political and economic factors on the commercial real estate segment. Attention is paid to the development of digital platforms and tools as new drivers of changes in the market, which reflects the modern transformation of the industry. The proposed author’s method of selecting commercial real estate objects for investment is based on the hierarchy analysis method and allows integrating economic indicators that characterize the commercial real estate market that are different in content in one methodological approach. A system of indicators is proposed to improve statistical accounting and analysis of the state of real estate markets. The scientific novelty of the study lies in the proposal of an original methodology for assessing the selection of commercial real estate objects, which differs in specifying the criteria for selecting objects, updating commercial information on the market of the largest agglomeration in Russia – Kazan.
