The author analyzes the current state of the theory and practice of appraisal zoning in Russia. It proposes to divide the concepts «estimated zoning» and «price zoning». Represents its own methodology, which is based on an integral criterion for estimating zoning, calculated taking into account a variety of factors potentially affecting the value of the value of the property, and gives an example of its practical application.
