The authors analyzed the necessity and possibilities of assessing the market value of unique objects - built-in commercial auxiliary premises (corridors, halls, vestibules, staircases and landings, various technical premises). The possibility of applying the income approach for the specified objects was established and the main problem was solved: a formula for calculating the unit rental rate for auxiliary retail premises was developed. Theoretical suggestions are illustrated with a practical example.
