The methodological basis of appraisal of the effect of environmental factor on the efficiency of the investment project is observed in the article. The monetary and non-monetary appraisals of environmental results in the implementation of investment projects were defined and upward movements of valuation of environmental factors was proved. The principles of evaluation of nature-economic and environmental activity efficiency in the investment project from the perspective of social and commercial efficiency and optimization of the size and structure of these activities.
