The authors analyze the modified extraction method (MEM) and reveal its difference from the classical regression - the instability of the coefficients of the regression equation. They show a significant bias in the estimates of the value of land and buildings with small deviations in unit prices for a sample of analogues. Emphasis is placed on the practical insensitivity of the traditional indicators of the quality of the IIM to the bias of the cost estimates. An algorithm for additional checks is proposed to prevent biased estimates. A conclusion is made about the need to select analogs that meet the requirements of the most efficient use of land.
