Based on the theory of reproduction of capital by the author proposed a scheme for property valuation and the generalized model of discounting cash flows under the scheme. The possibilities of the property valuation models under different assumptions about the rate of change of income and value in the economic life of the property. It is shown that the proposed approach has a certain universality, known as pricing models, which are valid under certain assumptions about the nature of changes in income and the value may be obtained by solving the equation, which corresponds to the proposed generalized model of discounted cash flows.
