In this article authors think over problems that appear with the market value of objects of mortgage on different phases of lending process: before the issuance of a credit; in the process of loan servicing; during the realization of objects of mortgage for the satisfaction of creditors claims. It is suggested to change existing approaches to the valuation of objects of mortgage. Proposed to amend the existing approaches to assessing subjects mortgage. Provides concrete recommendations for improving the methodology for assessing subjects mortgage.
