The author of the article analyzes the practice of cadastral valuation of land. We consider the outcome of the disputes commission on the results of the cadastral value, identifies the causes of discrepancies market and land values. The analysis of regulations, standards, assessment and conclusion on the need to assess the existing land on the retrospective date in case of changes in the characteristics of the land from the date of determination of the cadastral value.
