The article discusses the novelties of the land legislation of 2018 with regard to the legal regulation of zones with special conditions for the use of the territory. An attempt is being made to evaluate the consequences of legislative changes, especially regarding the effectiveness of guarantees to owners of land plots for damages in connection with the restriction of their rights. The author comes to the conclusion that the use of the state real estate registry (SRN) as a universal mechanism for establishing restrictions is neither economically justified nor universal in determining the moment of establishment of zones with special conditions for the use of the territory (ZSU). The need to reflect information about the presence of ZSU in the SRN does not eliminate the need to reflect information about it through the installation of security signs.
