The article is devoted to the analysis of the features of fraudulent actions on real estate transactions concluded in simple written form. The author considers three groups of fraudulent schemes in the field of real estate (open theft of someone else's property; fraudulent actions disguised as legal procedures for the purpose of misleading; acts to challenge the transaction in the future). The analysis of judicial practice was also carried out in order to identify the most common fraudulent schemes in the real estate sector. At the end of the study, it was concluded that the existing fraudulent schemes are possible due to insufficient legal literacy and inattention of citizens. To prevent such actions, citizens should exercise legal prudence. As the most effective way to protect citizens from fraud in real estate transactions, the author suggests mandatory notarization of such transactions.
