The article analyzes the comparative approach, which consists in determining the cost of a building based on the cost of comparable property. The assessment of the value of property or land plots can only be the result of a comparison with similar property in law and in fact. This requirement does not imply retention of reference sales related to real estate that is strictly identical to the one that is expected to be valued. Otherwise, you can refer to value assignments for property located in the nearest territorial zone, and then make adjustments to account for differences in value associated with these differences.
