The article is devoted to the responsibility of the management organization to the owners of premises in an apartment building for improper provision of services and performance of work on the maintenance of the common property of the house. The authors analyzed the normative legal acts that establish requirements for the quality of services and performance of work on the maintenance of the common property of the house by the management organization. Special attention is paid to the responsibility of the management organization for the provision of public services. The article also draws a distinction between the obligation to “provide public services” and “provision of public services”. The proposal on improvement of part 2.3 of article 161 of the Housing code of the Russian Federation is made.
