Improving the quality of housing and communal services based on lean manufacturing (using the example of heat supply services)

Housing and communal services are an important area of the economic and social structures of society. Currently, the primary factor in the success of housing and communal services enterprises is improving the quality of housing and communal services as one of the fundamental categories that determine the way of life and the socio-economic basis for the successful development of society. The main activity of MUE Teplovik 1 is the production of steam and hot water (heat energy) by boiler houses. As the sociological survey of service consumers has shown, most of them are not satisfied with the quality of service provision at the present time. Using a SWOT analysis, we identified the factors of the internal and external environment that affect the activities of the organization and proposed measures that can increase opportunities and minimize threats to the external environment, strengthen the weaknesses and their impact on adverse external influences. MUP “Teplovik 1” uses heating water-heating boilers, which are used to service heating systems for industrial and residential premises. Having considered the current state of the boiler house, the main problems and energy losses in the process of heat supply were identified. To solve the identified problems and optimize the heat supply process, we have developed measures for the installation of new equipment, the creation of a control department and the transfer of the enterprise to the 4th price category of electricity consumption. The proposed solutions will reduce energy losses, optimize the organization’s work and improve the quality of services provided.
