The article deals with new proposals on the methodology for assessing the value of the property for mortgage lending, taking into account the crisis. The analysis of the regulatory framework, including the requirements of the RF Central Bank and the International Valuation Standards Committee. The algorithms take into account crises associated with the fall in rental rates of commercial real estate, and increasing liquidity risk. The recommendations on the integration of crisis phenomena in the implementation of the basic approaches to assessing the market value and suggestions on the organization of appraisers involved in the assessment of mortgages by commercial banks.
