The article deals with one of the projects for the construction of a gas power plant, implemented by PJSC "Irkutskenergo" in Ust-Kut, Irkutsk region. As part of the financial model of the project simulated version 4 of its development using the NPV method, IRR, PI, RVR and DPBP. Revealed and analyzed the problem of assessing the effectiveness of a long-term project.
