The article is devoted to some problems and shortcomings of legal regulation of recognition of premises unsuitable for residing and an apartment house emergency and subject to demolition. Analyzed existing in this area of the law, conclusions about the need for more detailed development and changes in the relevant regulations on the recognition of premises as residential premises, premises unsuitable for residing and an apartment house emergency and subject to demolition or reconstruction, to ensure the rights of all owners of the residential premises.
