Forecasting the cost per square meter in new buildings in the city of Samara

The paper deals with the real estate market analysis and forecasting the cost per square meter in new buildings in the city of Samara. The author examines the current state of the primary and secondary real estate market and carries out the multiple regression analysis of it. For the study, the following factors have been considered: the price per square meter on the secondary market, the number of secondary property market offers, the price per square meter in new buildings, the number of primary property market offers, the average salary in the region. The relationship between different regression factors has been revealed. The multiple regression analysis has allowed the author to devise a model of the cost per square meter and make a forecast for 2019-2020 based on it. An assessment of the overall model shows that the regression equation presented is quite effective.
