The article describes one of the methods of the income approach to the valuation of real estate - capitalization method for computational models. The technology of constructing such models can take into account different ways of return of capital. Received a number of formulas for calculating the capitalization rate for the different options for changing the flow of income and property values in the current and forecast prices, without taking into account debt financing. By comparing the results of the evaluation obtained by discounting the cash flows and the calculation model shows the correctness of the models and their possible use for constructing capitalization rates, analysis of the current and potential profitability of real estate and solving problems related to the assessment of real estate.
