The content of land planning’s providing of land allocation in land shares

Modern agricultural production in Tyumen region mostly on land transferred as a result of the land reform, the ownership of citizens in the form of land shares, without defining the terrain of their borders. To transform “virtual” land shares in the plot with area boundaries, it is necessary to project land planning's information, which are the basis for the land survey. Based on the analysis of procedures for the land separation from land shares, considered on the value and content of land planning’s of the process. The main stages of land management survey using land shares are studied. Some problems are noted when dealing with land management projects: a number of key issues concerning land management is not included in parcel plan, methodical support of work preparation of the draft plan is not perfect, a lot of time is spent in the preparatory stage (analysis of relevant information and documents). Unordered land separation through land shares revealed a number of problems: the availability of agricultural land-use strip farming, curvilinear borders, and joined the loss of crop rotations, the lack of state land use in more agricultural enterprises, the destruction of agricultural infrastructure. Possible ways of solving the mentioned problems are suggested: the development of integrated land management projects (plans), the redistribution of land in rural settlements; changing the order of procedure, separation of land pursuant to the general meeting; giving the right to participate and vote in the meeting of shareholders’ representatives of agricultural organizations, carrying out industrial activity on the territory of the municipality in the location of lot lands, being in common property etc.
