Improving low-rise housing construction management within the concept of spatial development of regions

The aim of the study is to improve the management of low-rise housing construction within the concept of spatial development of regions. The potential of low-rise construction within the priorities of spatial development and approaches to the management of modern business entities in the construction industry by their individual development projects in the context of the modern turbulent economic situation is a complex of blocks and subsystems, within which a huge number of engineering operations, organizational and management processes, specific stages and the solution of operational problems occur. The use and implementation of adaptation methods to achieve quality indicators of performance and efficiency in the management of various processes and stages of a development project will allow adjusting and improving individual models and mechanisms for organizing construction production to reduce time and resource costs in construction. The author identified the criterion features and parametric characteristics of the management basis and industry affiliation of low-rise housing construction in the context of the modern economic space. Achieving the required level of sustainability of construction entities and the growth of strategic opportunities for project implementation will create positive prerequisites for the introduction of updated tools and methodological systems to improve efficiency in managing various processes and stages of a development project, which will allow for the adjustment and improvement of individual models and mechanisms for organizing construction production and will serve as a pendulum for reducing time and resource costs during construction. The following conclusions have been formulated: for the spatial development of regions and individual municipalities, a comprehensive vision of the current situation and opportunities for strategic development of the territorial-spatial complex and the state of affairs with housing issues of the population is necessary; the model for improving the management of low-rise housing construction (hereinafter LHC) within the regional space allows us to see the levels and connections between all participants interacting in the conditions of the modern economic space of the region and individual municipalities; modern concepts of "green construction" and "green economy" for the possibility of introducing new potential systems, materials and methods will contribute to maintaining the greening of the territorial-spatial complex of the region.
