Technical inspection of residential buildings of the first industrial generation

The article is devoted to the technical condition of durability of large-panel buildings of the first mass series 1-335 and 1-464 series. Today, there is a fairly high level of physical wear and tear of residential buildings of these types, in addition, they are subject to moral wear and tear due to non-compliance of planning solutions and the General appearance of buildings with modern architectural and construction requirements. In this regard, it is important to emphasize that the postponement of repair and reconstruction works of houses of the first mass series entails serious economic consequences due to bringing the housing stock to a state unsuitable for living. Rehabilitation of houses of the 1-335 and 1-464 series can give cities additional space on already developed territories. The safety margin of load-bearing structures of buildings allows for superstructure of up to nine floors, and significant reserves of territories of blocks make it possible to increase the density of existing buildings by adding additional sections or point-by-point development of new buildings. Based on a systematic study of heat engineering characteristics, the state of strength of wall panels, as well as visual surveys of residential buildings, the authors offer recommendations for eliminating the identified defects, in particular, repairing sections of structural surfaces with damaged finishing layers.
