Any transaction related to real estate or land and based on the determination of the market value of the object, involves the determination of the most effective use (NEI) of the project. The relevance of the topic is justified by the importance of choosing the best and most effective option for using the property, because due to the purpose of the object, its effectiveness (profit) depends, which is the main goal of any investment project. The NEI procedure involves conducting such a study of the market situation, which will combine the technical characteristics of the property being evaluated, identify the most popular projects in the modern market, correlate them with the capabilities of the site itself and calculate the profitability of each individual option, give a real estimate of the value of this type of real estate with various options its use.
