The author analyzes the practice of determining the market value of real estate in contesting the results of cadastral valuation. The necessity of taking into account the influence of restrictions and burdens, including easements, on the value of cadastral and market values is substantiated. A review of the methods used by appraisers to take into account the influence of these parameters on the market value of land plots and capital construction projects is carried out. It is concluded that the problem of taking into account the impact on the cadastral value of such objects of their existing restrictions, etc. is not resolved.
