Real estate obligations: experience of legal regulation in Russia and the Great Britain

The article analyzes the legal regulation of property obligations in relation to real estate in Russia and Great Britain, the complexity of the theoretical substantiation of such rights, the problems of law enforcement. Arguments are given in favor of the fact that the category of property obligations should not replace the system of property rights to real estate, and the scope of such obligations should be determined in the future in Russian legislation. The author comes to the conclusion that it is necessary to introduce the construction of real obligations in relation to real estate objects in Russian law and to endow such rights with the property of succession, publicity.
