Impact of the Central Bank's key rate and other factors on the real estate market in Moscow

This article discusses the problems of the modern real estate market in Moscow, as well as the factors affecting it. The basic principles and methods of housing valuation are stated, the market analysis for the last five years is carried out, and a method for forecasting prices is proposed. The reason for writing this article was the increase in the key rate of the Central Bank to 21%, as well as the abolition of preferential mortgages.
