Issues of construction and land use in areas with a special condition for the use of the territory

The article analyzes topical issues of land use by citizens in zones with a special condition for the use of the territory. The author examines the complex issues of land law arising in the process of construction and land use on such land plots. The problems of registration of ZOUIT in the Rosreestr and the procedure for actions in case of their absence in the registering authority are considered. ZOUIT is necessary to ensure safety and favorable conditions for human life, as well as to limit the negative impact of anthropogenic factors on the environment. The author comes to the conclusion that the peculiarity of protected zones is a special procedure for the use of land, established by the legislation of the Russian Federation, and land plots located in the territories of protected zones are not seized from citizens, but are used in compliance with the special legal regime established for these lands.
